Finding a good house in a good neighbourhood is what every Buyer wants, but timing is everything! If you want a house in the spring but nothing is available in the neighbourhood. What then? Here is an great home in excellent condition. In fact much of the home is in better condition than when it was originally built! And its available now - ready for immediate occupancy.
New ash hardwood flooring was laid on the main floor. Three bedrooms, the hallway, living and dining rooms and entry are all ash hardwood tongue and grove. The bath and kitchen are vinyl floating floors. Nice in the kitchen! The windows were installed a little more than a year ago. They'd are argon filled windows which help increase the energy efficiency. The natural gas TRANE mid efficiency furnace is both quiet and reliable. I just chose the same make of furnace for my personal residence for the same reasons; quiet and reliability.
The garage is a prominent feature in the photos but it doesn't feel that way walking up to the front door. I love trees, so perhaps I'm distracted by the tall cedars tucked in front of the side entry to the garage and the mature silver maple in the front yard. The back yard features a complete cedar hedge and provides additional privacy when you sit on the patio sipping a summer martini. The garage interior is deep and wider than garages built today. This is important so that you can open your car doors and not bump into the bicycles. Convenient shelves are installed on the garage walls. One of the kindest features of the modern garage is the automatic opener! It is a time saver; so convenient in poor weather, so nice to use when doing yard work.
I like the newer bathrooms. When I say newer I mean the owner spent about $38,000 this fall to make the home "presentable" for the new Buyer. That's a lot of money, and very nice, thank you! Bathrooms have new vanities, sink, mirrors, bath tub, vent fan and fixtures. The one piece new toilet is stylish. Same for the clean wall tiles surrounding the tub.
Spaciousness is a feature not all houses share. The living room with the deep bay window and fireplace are nice features because there is ample natural light for reading or relaxing while admiring a nice log crackling in the fireplace. I like the brick mantle piece surround and the slate grey green tile hearth. This is what home is about; relaxation and comfort!
The dining room is spacious but I'd like to add a French style double patio door off the south wall. A kind of direct access to patio from the kitchen. Note the new appliances! New is nice! All the original cupboards have been resurfaced with new paint and hardware. That's better than new! Counters have been replaced and a new stainless sink and single lever faucet installed. Perhaps you can seen in the photos the small tile back splash. It's original and back in fashion.
The basement is a lower level to live in. Its spacious bright and dry. The owner used one room for a bedroom. There is a double set of closets with shelving. The family rooms is clean with new carpeting and the drop ceiling is high. The laundry room is immense and bright! Storage shelves cover two walls. The electrical panel is in the south east corner. It is a circuit breaker panel. Note, the neighbourhood has underground electrical supply. Underground wiring is often coupled. This reduces the clutter of telephone posts and accompanying drooping wires and electrical transformers seen in older neighbourhoods. Water supply is through copper pipe.
